Chicago Just Became the Hottest Rental Market in America
For years, rental demand headlines have focused on Miami, Austin, and Sun Belt markets. However, that trend has shifted. According to RentCafe’s latest Rental Competitiveness Index, Chicago ranked as the most competitive rental market in the country during the 2026 peak leasing season, surpassing Miami for the top spot.
As someone who regularly speaks with apartment owners across the Chicago suburbs, I see these trends reflected in the market. Units are leasing quickly, renewal activity remains strong, and well-maintained apartments rarely sit vacant for long. For suburban apartment owners, the renewal rate stands out. More than seven in ten suburban renters are choosing to stay in their current homes. Consequently, owners may benefit from lower turnover expenses, reduced vacancy loss, and more predictable rental income.
Chicago Rental Market Statistics for 2026
Chicago earned a competitiveness score of 91.8 out of 100, ranking first among the 139 markets studied. Meanwhile, suburban Chicago also performed well, placing among the five most competitive suburban markets nationally. More broadly, the Midwest is leading the country in rental competitiveness. Six of the ten most competitive large markets are in the region, including Grand Rapids, Milwaukee, and the Twin Cities suburbs.
| Metric (Peak Season 2026) | Chicago | Suburban Chicago | U.S. Average |
|---|---|---|---|
| Competitiveness Score | 91.8 | 85.4 | 73.9 |
| Prospective Renters per Vacant Unit | 17 | 13 | 9 |
| Average Days Vacant | 27 | 37 | 42 |
| Occupancy Rate | 95.4% | 94.9% | 92.9% |
| Lease Renewal Rate | 61.8% | 70.8% | 62.8% |
| New Units as a Share of Rental Stock | 0.27% | 0.34% | 0.50% |
Why Is Chicago’s Rental Market So Competitive?
The primary factor is limited housing supply. New construction accounts for just 0.27% of Chicago’s existing rental stock, according to the reported figures. In addition, apartment deliveries across the region are expected to total fewer than 4,000 units in 2026, marking the lowest level since 2012.
The report also cites estimates that the Chicago metropolitan area has a housing shortage of approximately 165,000 homes. At the same time, Chicago remains more affordable than many coastal markets. As a result, the region continues to attract renters seeking comparatively attainable housing costs.
Other markets, including Orlando and Nashville, have experienced heavier development activity. That additional supply has contributed to lower rental competitiveness and more widespread concessions in some areas. By contrast, Chicagoland’s more limited construction pipeline may help existing apartment properties maintain their competitive position.
What Chicago’s Rental Market Means for Suburban Apartment Owners and Buyers
One important consideration is the scope of the RentCafe study. It focuses on professionally managed apartment communities with at least 50 units. However, many suburban investment properties contain between six and 50 units. Based on my experience in the market, these smaller properties are also benefiting from tight rental conditions, often with fewer newly built competitors.
What the Market Means for Apartment Owners
- Potential for rent growth: Strong occupancy and renewal activity may create opportunities for owners whose rents remain below market. By evaluating current rental rates and comparable properties, owners can identify opportunities to improve income while remaining competitive.
- Stable operating performance: High occupancy and consistent renewals can support more predictable cash flow. In turn, this stability may strengthen a property’s appeal to prospective buyers.
- Opportunity to evaluate property value: Even owners who are not planning to sell immediately can benefit from understanding current market conditions and their property’s potential market value.
What the Market Means for Apartment Buyers
- Limited new supply: A restrained construction pipeline may reduce the risk of significant new competition for existing apartment buildings, although future development and local market conditions remain important considerations.
- More predictable rental income: High renewal rates can help reduce turnover-related expenses and support consistent occupancy.
- Competitive acquisition opportunities: Strong rental fundamentals can attract investor interest. Therefore, buyers should be prepared with financing, clearly defined acquisition criteria, and the ability to evaluate opportunities efficiently.
Chicago and Suburban Multifamily Market Outlook
- Limited new supply: A restrained construction pipeline may reduce the risk of significant new competition for existing apartment buildings, although future development and local market conditions remain important considerations.
- More predictable rental income: High renewal rates can help reduce turnover-related expenses and support consistent occupancy.
- Competitive acquisition opportunities: Strong rental fundamentals can attract investor interest. Therefore, buyers should be prepared with financing, clearly defined acquisition criteria, and the ability to evaluate opportunities efficiently.
Chicago and Suburban Multifamily Market Outlook
Chicago and its suburbs have emerged as some of the country’s most competitive rental markets. Furthermore, the combination of limited new supply, strong occupancy, and consistent lease renewals supports a favorable outlook for many existing multifamily properties.
For suburban apartment owners, these conditions may create opportunities to strengthen operating performance and reassess property value. Meanwhile, buyers can use current market data to identify properties with stable income and potential for additional growth.
