Essex Realty Group Brokers the Sale of 19 Units in Rogers Park

Essex Realty Group, Inc. is pleased to announce the sale of 1743 W. Touhy Ave./7137 N. Clark St.

Steven Livaditis of Essex Realty Group was exclusively hired to represent the owners of N/E corner of Touhy Ave. and Clark St. in the Rogers Park neighborhood of Chicago.

This mixed-use property was comprised of 13-residential units and 6-retail storefronts through two distinct property addresses (1743 W. Touhy Ave. & 7137 N. Clark St.). In 2018, the Touhy Ave. side of the property suffered a severe fire loss and that entire tier was affected and would need a full renovation. Fortunately, the Clark St. side of the property was not harmed by the fire, and those units were already fully rehabbed and in immediate, lease-ready condition.

This was a true value-add opportunity and Essex was able to procure multiple offers within 30-days of marketing and ultimately sold to a local real estate investor. The buyer plans on completing the entire renovation within the next 9 months.

The purchase price was approximately $1,410,000.
